Stupples offer a highly responsive and integrated commercial property and asset management service and we work closely with each client to establish the level of service they require.Clients have direct access to a senior member of staff at all times aswell as an experienced facilities manager.

We act for owners and occupiers and deal with all day to day management issues, such as rent and service charge collection, estate management, financial reporting, property inspection, tenant applications, dilapidations and setting up and managing service charge budgets and reconciliations. We also work with clients to actively manage their portfolios to add value and reduce risk and can advise on lease re-gearing, surrenders and associated professional work.

 

Investors/Developers/Landlords

Stupples act for a wide range of parties including regional developers, institutional investors, private property companies and private wealthy individuals who all require a slighly different approach and level of service.
Our long term management agreements are tailored to suit each individual client and we work hard to exceed expectations and ensure properties are managed to the highest standards. We pay close attention to detail and adopt a proactive approach to ensure property costs are minimised and returns are maximised. Our range of property management services include:

We work closely with each client to form strategies to improve performance and this commonly includes lease regears, lease renewals and rent reviews along with advice on refurbishments/redevelopments and changes of use.

 

Corporate Real Estate

Stupples act for a number of occupiers and provide good quality advice for both operational and non-operational properties. This allows our clients to focus on their core business needs without the added distraction of complicated property issues. Our service agreements are tailored to meet each individual client's needs and we have the experience to make a real difference to your business.

 

 

Operational Property
 
We work with our occupier clients to ensure the property runs smoothly. Depending on the client's requirements we deal with areas such as:

  • Reactive and planned repairs and maintenance
  • Payment of rent and service charges to the landlord
  • Handling landlord requests for information
  • Service Charge Reconciliations

 

 

We take pride in ensuring key lease events, such as tenant break clauses, are monitored accurately and provide advice to assist the client .We also aim to work closely with clients to understand their future business needs and how this may impact on their property requirements and can provide high quality and market focused advice using our regional network of offices.

 

 

Non-Operational Property

Here we focus more resources on strategies to deal with unwanted properties. Our aim is to work with landlords to try to dispose of or reduce our client's leasehold obligations as well as trying to reduce their property costs and we will scrutinise areas such as break clauses, service charges or business rates for example.

 

Case Studies

Altwood Shopping Centre, Maidenhead – The scheme comprises a number of local and national retailers including Sainsburys. Stupples manage the rent collection, service charge and provides a full estate management service to the Landlord which includes carrying out property inspections, advising it on the options for recovery of rent arrears and the refurbishment of the structure of the property. We also carry out the rent reviews to maximise the landlords income and capital value and provide other asset management advice to try to maximise its income and reduce its liabilities.

Berkshire House, Ascot- 
This is a mixed use property with ground floor retail and newly refurbished offices above. Stupples provide a full estate management service including rent and service charge collection as well as regular client reporting. 
We worked closely with the client and its other advisers duing the refurbishment of the offices to ensure all the supplier contracts were managed in such a way as to ensure the service charge expenditure was managed efficiently and that on practical completion all the key management contracts were in place.
