Property Management
Stupples offer a fully integrated property, asset and facilities management service and we work closely with each client to establish the level of service they require. Our team has an in-depth knowledge of the range of property related legislation and clients deal with only senior members of staff.
We act for owners and occupiers and deal with all day to day management issues, such as rent and service charge collection, estate management, financial reporting, property inspection, tenant applications, dilapidations and setting up and managing service charge budgets and reconciliations. We also work with clients to actively manage their portfolios to add value and reduce risk and can advise on lease re-gearing, surrenders and associated professional work.
Facilities Management
We offer a Facilities Management to clients who requie assistance with day to day issues by putting in place service contracts to assist with the smooth running of their property. We assist landlords and occupiers with matters such as estate landscaping, office cleaning, M&E repairs and maintenance contracts, utilities and security. The facilities manager regularly monitors and tenders the service contracts to ensure cost effectiveness for clients and occupiers. We also place great emphasis on Health & Safety and for each property we carry out an audit to ensure the property complies with the relevant regulations and laws. We recognise the importance of getting to know our occupiers and their businesses and we carry out regular inspections of the properties to build relationships and provide practical solutions when problems arise.
Case Studies
Altwood Shopping Centre, Maidenhead – The scheme comprises a number of local and national retailers including Sainsburys. Stupples manage the rent collection, service charge and provides a full estate management service to the Landlord which includes carrying out property inspections, advising it on the options for recovery of rent arrears and the refurbishment of the structure of the property. We also carry out the rent reviews to maximise the landlords income and capital value and provide other asset management advice to try to maximise its income and reduce its liabilities.
The Octagon, High Wycombe - Stupples manage the rent and service charge collection and provides a full estate management service for this mixed use property. The Facilities Manager has put in place a full range of service contracts to ensure the property runs smoothly and has provided advice to the landlord on its options in respect of the services required both before and after a comprehensive refurbishment of the property.
